Lakefront near Grand Rapids spans an enormous range, and the same region holds both ends of it. This ranks the area’s Michigan-DNR-registered lakes by median lakefront home value, highest first — so the priciest water is at the top of the list and the most affordable frontage is at the bottom of it.
The figure for each lake is a median assessed value, not a sale price. Michigan assessors record a State Equalized Value set at half of a property’s true cash value, so these are SEV doubled, taken across the parcels fronting each lake. That makes them comparable between lakes, which is the point of a ranking — but a specific home can and does trade well away from its lake’s median.
Lakes with fewer than eight lakefront parcels are left out entirely: on a lake with three homes on it, one unusual property sets the median. Both ends of this list are worth reading. The lakes at the bottom are, by this measure, where waterfront costs least in the region.
