Plenty of buyers shop by district first and house second. This list ranks West Michigan school districts by the median price of homes inside each district boundary, so you can see where getting into a district costs the least — each district page shows its schools, ratings, and current homes for sale. Need to stay close to the city? There's a Grand Rapids-commutable version too.

No portal ranks school districts by home price, so we built it: every recorded sale in the last twelve months, matched to the district boundary it actually falls inside, medianed per district. That boundary-matching step is the hard part — and the reason this list reflects what getting into each district really costs rather than a city-level approximation.

The least expensive districts each get a written profile below — the territory the district covers, the kind of housing inside it, what homes there are closing at — with a link to the full district page showing its schools, ratings, and current homes for sale.

How we ranked: Ranked by median home price of homes inside each district boundary (lowest first), across the full 13-county region, using recent sale prices where available and assessed market value otherwise. Limited to districts with at least 25 closed sales in the last 12 months.

2. Muskegon City School District

The Charles Hackley Middle School, which opened in fall 2024, was the first in Michigan to feature gender-neutral restrooms with individual enclosed toilet rooms around a central hand-washing station — a design detail that says something about how this district thinks about its buildings and its students. Muskegon City Schools serves just over 3,000 students across seven schools, and while enrollment has declined significantly since the early 2000s, the district backed its commitment with $104.78 million in voter-approved bonds, a substantial reinvestment in the physical plant. The new middle school is part of that effort, alongside improvements across the district.

4. Orchard View Schools

What might surprise you is that Orchard View Schools—a public district serving about 2,100 students across five schools in Muskegon Township—has serious roots here, going back to 1895 when a one-room schoolhouse called Orchard View stood at Apple Avenue and Harvey Street. The district's Cardinal mascot and athletics programs run deep in the local identity, and the schools sit just a few miles east of Lake Michigan's shoreline, with the Muskegon River running through the northern corner.

5. Godfrey-Lee Public Schools

When you pull up to a school in this district, you're struck by how compact everything feels—1.4 square miles, the smallest district in Michigan by land area—yet there's nothing cramped about it. Five schools serving 1,737 students means the kind of place where staff and families actually know one another, and that shows up in how staff talk about their work. Lee High School got a major renovation completed in fall 2023, with classrooms and spaces that reflect what happens when a community votes to invest: a 2020 bond passed, and the building came back refreshed.

6. Godwin Heights Public Schools

The high school opened in February 1973, all clean lines and practical brick, the kind of building that doesn't apologize for what it is. Godwin Heights Public Schools serves about 2,000 students across five schools on the south side of the greater Grand Rapids area, with roots stretching back to 1837 when the first one-room schoolhouse stood here—officially founded three decades later, named after Augustus Godwin, an early county supervisor. The district spans roughly 2,400 acres of land defined by ranch homes and a grocery store steps away, coffee shops and restaurants that same distance, 240 of them within a mile.

7. Kelloggsville Public Schools

The Rockets, as the athletic teams are called, compete across multiple campuses spread through Grand Rapids, Wyoming, and Kentwood—a three-city footprint that means families here have chosen a district embedded in some of the region's most densely populated communities. The district spans 2,603 acres and serves roughly 2,200 students, with seven to eight schools including two high schools (one of them, 54th Street Academy, operating as an alternative program), one middle school, three elementary schools, and an early childhood center.
