History and Architecture
What does it take to own one of the most elegant homes in the city? Heritage Hill oozes history wherever you look. There are about 1,300 homes located in this nationally recognized Historic District and each one of them tells a story.
The earliest homes were built in 1843 and are well into their second century. In the late 60's, there were plans in place to demolish a large portion of the Historic Properties, but residents protested the demolition under the 1966 National Historic Preservation Act. Their successful suit resulted in the creation of the Heritage Hill Association, whose task it is to preserve a healthy and vibrant historic community.

What they find instead is one of the largest urban historic districts in the country, thrumming with actual life. The neighborhood spans 310 acres adjacent to downtown Grand Rapids and holds roughly 1,300 homes representing nearly every American architectural style, from Greek Revival to Prairie, built between 1844 and the early twentieth century. The Meyer May House, a Frank Lloyd Wright masterpiece from 1908, sits here—what locals call Michigan's Prairie Masterpiece—but it's just one landmark among homes once owned by the lumber barons, judges, and legislators who built the city. Most residents rent their homes, and the character reflects that fluidity: professionals, students, couples, singles, families of all backgrounds live stacked in these brick Victorian structures. In 1968, residents formed the Heritage Hill Association and won the first successful court case using the National Historic Preservation Act to protect a neighborhood—a landmark preservation victory that set the template for historic districts nationwide. The neighborhood still hosts an annual Heritage Hill Weekend Home Tour each May, and there's Dog Story Theater, a nonprofit venue where local theatrical groups perform. It's a place where history isn't something you admire from a distance; it's the actual ground you walk on.
