Terms of Service

1. Service Description

Grand Rapids Real Estate Co. (“we,” “us,” or “the Service”) operates grandrapids.realestate, a geographic knowledge base and real estate discovery platform for the Greater Grand Rapids, Michigan area (Kent and Ottawa counties). The Service provides neighborhood information, school data, walkability scores, property listings, and personalized neighborhood matching.

2. SMS/Text Messaging Terms

By providing your phone number and opting in to text message notifications, you consent to receive automated text messages from Grand Rapids Real Estate Co. at the phone number you provided. These messages may include:

• New listing alerts for neighborhoods you've saved
• Price change notifications for saved areas
• One-time verification codes for account access

Message frequency: Up to 10 messages per day (adjustable in your account settings). Message and data rates may apply. Your carrier may charge for each text message received.

Opt-out: You may opt out at any time by replying STOP to any message, or by adjusting your notification settings in your My Places dashboard. After opting out, you will receive one final confirmation message.

Consent to receive text messages is not a condition of purchasing any property or using the Service. We will not sell or share your phone number with third parties for marketing purposes.

Compatible carriers include but are not limited to: AT&T, Verizon, T-Mobile, Sprint, U.S. Cellular, and most other major US carriers.

3. MLS Data

Property listing data is provided by the MLS Exchange, Inc. Broker Reciprocity Program. The information is deemed reliable but not guaranteed. Properties may be listed by brokers other than the owner of this website. All listing data is refreshed at least every 15 minutes.

4. Data Accuracy

While we strive for accuracy, neighborhood statistics (walkability scores, school ratings, home values, crime data) are computed from public data sources and may not reflect the most current conditions. AI-generated neighborhood descriptions are based on data and MLS listing remarks, and should not be the sole basis for real estate decisions.

5. User Accounts

You may create an account using your phone number. You are responsible for maintaining the security of your account and for all activities that occur under your account.

6. Agent Program

Licensed real estate agents may apply to claim neighborhoods and contribute local knowledge. Agent-contributed content is subject to review and must comply with MLS rules and fair housing laws.

7. Limitation of Liability

The Service is provided “as is” without warranties of any kind. We are not responsible for real estate decisions made based on information provided through the Service. Always consult with a licensed real estate professional before making purchase decisions.
