Information We Collect

Phone number and name: When you opt in to listing alerts, we collect your phone number and first name to send you personalized notifications about new listings in neighborhoods you've saved.

Saved neighborhoods: We store which neighborhoods, subdivisions, and condos you save to provide personalized alerts and match recommendations.

Browsing behavior: We track which neighborhood pages you view, searches you perform, and features you interact with to improve the service and provide better recommendations. This data is tied to an anonymous session ID and linked to your account only after you sign in.

How We Use Your Information

• Send listing alerts via SMS when new homes appear in your saved neighborhoods
• Personalize your neighborhood match results
• Improve the accuracy and relevance of our data
• Connect you with local real estate agents who specialize in your areas of interest (only with your consent)

What We Do NOT Do

• We do not sell your phone number or personal data to third parties
• We do not share your data with advertisers
• We do not send unsolicited marketing messages beyond the alerts you opted into
• We do not share, sell, rent, or disclose text messaging originator opt-in data or consent with any third parties or affiliates for any purpose, including marketing or promotional purposes

SMS Messaging

We use Twilio to deliver text messages. Your phone number is transmitted to Twilio solely for message delivery. Twilio's privacy policy applies to their processing of your data.

No mobile information sharing: We do not share, sell, or disclose any mobile information, including phone numbers and text messaging opt-in/consent data, to any third parties or affiliates for marketing or promotional purposes at any time. All categories of data described in this policy exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.

You can control your SMS preferences at any time:

• Reply STOP to any message to opt out completely
• Adjust per-neighborhood alerts in your My Places dashboard
• Set a daily message limit (default: 10 per day)
• Disable SMS entirely while keeping your account

YouTube API Services

Grand Rapids Real Estate Co. uses YouTube API Services to manage video content on our centralized YouTube channel (@grandrapidsrealestateco). By signing in to this site or uploading videos through it, you acknowledge and agree to be bound by the YouTube Terms of Service and the Google Privacy Policy.

What we access: When an authorized administrator grants our application access to the Grand Rapids Real Estate YouTube channel, we use the YouTube Data API to:

• Upload videos that licensed agents submit through our site directly to the channel
• Create and manage per-neighborhood playlists to organize videos geographically
• Update video metadata (title, description, tags, privacy status) to maintain SEO quality
• Fetch video metadata (duration, thumbnails, view counts, captions) to display videos on neighborhood pages

What we do NOT do: We do not access any personal YouTube data of site visitors. We do not read channel analytics, subscriber lists, or private user data beyond what is required for the video upload and display flow. We do not store any YouTube authentication tokens beyond what is necessary to maintain the channel connection, and we never share those tokens with third parties.

Revoking access: The channel administrator may revoke our application's access to the YouTube channel at any time by visiting the Google Security Settings page and removing Neighborhood Atlas. This will immediately stop all API access; previously uploaded videos remain on the channel.

Data Retention

We retain your account data as long as your account is active. Behavioral signals (page views, searches) are retained for 12 months for analytics purposes. SMS consent records are retained indefinitely as required by TCPA regulations.

Your Rights

You may request deletion of your account and all associated data at any time by contacting support@grandrapids.realestate. We will process deletion requests within 30 days.
