This ranking measures six things about the place itself — the schools an address enrols in, how long the drive downtown actually takes, how close everyday errands are, parks, lot size, and how active the housing market is. It deliberately does not score income, education level or homeownership rate. Rankings that do are measuring the residents, not the place. Every column is in the table, and the table sorts: weight land over walking and you get a different list.

Most lists of “Grand Rapids suburbs” mix four kinds of legal entity and explain none of them. It matters: what a place legally is determines who taxes an address, who polices it, and whether it has municipal water and sewer or a well and a septic field.

City: An incorporated municipality with its own charter and millage, usually its own police department, and usually municipal water and sewer.
Township / charter township: Also a general-purpose municipality, with its own board and millage, but typically policed by the county sheriff. Charter status brings broader taxing authority and some protection from annexation.
Village: Incorporated, but still inside its township. Village residents pay both village and township millage and vote in both.
Community / census-designated place: Not a municipality at all — a named area the Census Bureau measures. No city hall, no millage of its own. The township governs and taxes the address.

Ada Township reads 0.5 out of 10 that way, with zero restaurants within a mile — which is plainly wrong; Ada Village alone has a dozen. Methodology

Source. Sale prices, lot sizes, days on market, tax paid and listing counts come from MichRIC MLS records of homes that actually closed. School ratings are GreatSchools scores on NCES school records, joined to the attendance polygon an address falls in. Drive times are OSRM road routes. Amenity distances and walking scores come from our own proximity layer. Crime counts are FBI Uniform Crime Reporting, 2024.

Sample. Every city, township, village and census-designated place within a 30-minute routed drive of downtown Grand Rapids that recorded at least 25 closed sales in the last twelve months and contains at least two rated schools. Grand Rapids itself is excluded: it is the centre these places are measured against, not one of them. Minimum-sample rules exclude a place rather than rank it last, so a thin sample never masquerades as a considered judgement. Below 25 qualifying places the page stops competing for the term rather than publish a short list.

Window. Every market figure is a trailing twelve-month median, so a single quarter cannot move a row. School ratings update annually; crime is a 2024 annual figure. The composite is rounded to three decimals before anything is sorted, and ties break on closed sales and then alphabetically, so an identical run always produces an identical order.

Availability. School averages are shrunk toward the average of the places on this list, weighted by how many rated schools each has, so a three-school sample cannot outrank a sixteen-school one on noise. Walking scores for large boundaries are the median of the residential areas inside them rather than a reading at the centroid. Income, education level, homeownership rate and free-and-reduced-lunch share are excluded from the scoring and from display.
