Winter, it freezes solid. The homes sit on real land—woods backing up to the properties, not postage-stamp lots—and most of them went up in the last couple decades, so you're not wrestling with ancient plumbing or anything. A couple minutes gets you to the expressway if you actually need to sit in traffic; the rest of the time you're just... here. It's that close-enough-to-everything-but-far-enough-from-the-noise kind of thing. Reeths-Puffer Schools run the area, and Muskegon County gives you the space and the water without feeling like you're two hours from anywhere that matters.
