Marsh Field

This stretch of southern Muskegon centers on a diamond with real history. Marsh Field itself—the ballpark, established in 1915—has hosted Negro League teams, women's leagues, and minor-league farm clubs, with names like Satchel Paige and Mel Ott having played on its grass. Today the Muskegon Clippers call it home. The neighborhood around it is older, residential, and decidedly modest: sidewalk-lined streets lined with bungalows, cottages, ranches, and Colonial Revivals on tight lots shaded by established trees. Many homes have been refreshed—new roofs, updated kitchens, detached garages—and move fast; the median sits well below the city average, making this a landing spot for first-time buyers or investors eyeing a rental foothold. The area has significant rental stock, including smaller multi-unit buildings scattered throughout. Twenty parks sit within a mile, and the Laketon Avenue Pedestrian Trail runs along the neighborhood's edge. Grand Haven's beaches are roughly 20 minutes away; downtown Grand Rapids stretches to about 48 minutes. The historic designation carries weight here—this isn't a place trying to become something else. It's a place where a century-old ballpark still draws crowds, and the houses around it remain rooted in their own era.
