So you've got folks out here running on acreage—we're talking 4, 5, sometimes 6 acres—with room for blueberry fields, raised garden beds, fish ponds, chicken coops, the whole operation if you want it. Most of the homes are ranch or farmhouse style, recently updated, and they sit far enough back that you're actually breathing out here. Little Whitefish Lake is 0.9 miles away if you need the water access, and there's a township park about a mile down the road if you need the organized recreation thing. The trade-off is the drive—you're looking at about 36 minutes to downtown Grand Rapids if you need to be there—but that's kind of the point: you're in Pierson township proper, not fighting the city, and the land is real.

To buy a median-priced Hiram home (around $235,500) at today's 6.66% 30-year fixed rate with 20% down, you'd need roughly $42k/year in household income to qualify — an estimated monthly payment of $1,588 (principal, interest, property tax est., and insurance).

Down paymentMonthly paymentIncome needed
20% $1,588/mo$42,334
10% (+PMI)$1,827/mo$48,724
5% (+PMI)$1,908/mo$50,873

Estimates use a 6.66% 30-year fixed rate (current Freddie Mac average), an aggressive ~45% housing-to-income ratio (roughly what FHA underwriting can allow for a buyer with no other monthly debts — your number depends on your debts and credit), this area's median sale price, plus estimated insurance and PMI below 20% down. Not a commitment to lend, and not an APR — your actual rate and payment will vary.
