Opportunity Zones were created by the 2017 Tax Cuts and Jobs Act and made permanent by the 2025 One Big Beautiful Bill Act. The current designation map is valid through 2028, and a new round of Michigan zones takes effect in 2027. Investors who roll capital gains into a Qualified Opportunity Fund investment within a zone can defer — and partially reduce — the tax on those gains.
